How do I apply to move in? Is there any application?

When are you open?
Summer Hours:
Monday-Thursday: Open from 10-5 Closed from 1-2 for lunch
Friday and Saturday: Open from 10-6 Closed from 1-2 for lunch
Sunday: Closed
Winter Hours:
Monday-Thursday: Open from 9-4
Friday and Saturday: Open from 9-5
Sunday: Closed except for emergencies
Do you have camping?
No, we no longer offer camping. Our minimum rental is 1 year.

How big are your lots?
Single Wide lots are 40’ x 100’
Double Wide Lots are 50’ x 70’
Are there any requirements to move into the RV Space Rent?
Yes, we always ask for 2 month deposit before move in. As well as proof of income (minimum $1,200 a month) We only accept trailers or RVs from 2005 or newer.
Are there Late Fees?
Yes, we have late fees. A $50 late fee will occur if no payment is received during that rent month. Non negotiable. This does not apply for partial payments.Do you have camping?

Do you have a Laundry Room?
Yes we do! We just renovated it.
Laundry Room: Hours from 8am-8pm and NO SMOKING!
Lounge and Clubhouse Rules?
Lounge and Clubhouse must be reserved one week in advance
Cleaning Fee: $100 if not cleaned after use
What do you have in the General Store?
We have a variety of basic items ranging from household products to drinks and food. Due to Covid-19 our prices have gone up. We also may not have all products that we usually have.
What is your Air Field?
Our aiir field is open to foot traffic and dogs. No vehicles except, ATV’s and motorized vehicles are permitted for non-employees.
What school district are you in?
We are apart of the Julian Unified School District. We have a school bus pick up at the front of the community. We also work closely with the schools.
Where are you located?
We are located on 14925 Great Southern Overland Stage Route, just down from Scissor Crossing. Butterfield Community is about 45 minutes from Julian, CA.
How do I get my mail?
SPC numbers on all incoming mail is required. The Post Office is unable to create new boxes directly from them to us. We are a one drop box. Make sure you and all tenants in your unit have been updated at the store with current space number, phone number email and names. Sign up in AppFolio to update your information.
Are you pet friendly?
Yes, we accept pets up to 40 pounds. We also have stables for horses.

AppFolio is our resident management system. We use it to offer an easy way for residents to pay rent instantly and have easy access to their documents.

How do you heat in the winter? And Keep cool in the summer?
We recommend or residents to use propane heating in the winter. In the summer, we recommend swamp coolers. Learn about heat safety here
